Once an enclosure is up, the question becomes how the growth comes off. Five techniques are in common use and choosing the wrong one either damages the substrate or leaves the colony behind.
The first decision is not how to clean something but whether it can be cleaned at all. Mold does not sit on a surface like dust. Hyphae penetrate into the material, which is why a bleached patch of gypsum board regrows from within a few weeks later. Paper faced drywall, fiberglass batt, cellulose insulation, carpet pad, ceiling tile and particleboard are all removed when colonized, because the growth is inside the matrix and no surface treatment reaches it.
Semi porous and non porous materials are a different case. Dimensional lumber, plywood, concrete, masonry, metal and sealed surfaces can be cleaned because the structure is dense enough that growth stays at or near the surface and can be physically taken off. That distinction, porous out and semi porous cleaned, governs the majority of the line items on any removal scope and it is the thing to ask about when comparing two quotes.
HEPA vacuuming is the baseline and it runs at the start and end of almost every removal. It captures loose spores and surface growth without generating airflow that scatters them, and the filtration means what is collected stays collected. It is also the only method used on delicate surfaces and on final cleanup of every surface inside the enclosure.
Where growth has penetrated wood, mechanical abrasion takes over. Wire brushing and sanding work but generate considerable airborne particulate, which is acceptable inside a proper containment and unacceptable anywhere else. Soda blasting uses sodium bicarbonate media and is gentler on the substrate. Dry ice blasting is the method we reach for on framing, crawl spaces and joist bays, because the media sublimates to gas on impact and leaves no secondary waste to clean up, which on a large timber area saves a substantial amount of collection work.
Encapsulation means coating a cleaned surface with a product that seals the substrate and resists future growth. It has a poor reputation and most of that reputation is deserved, because it is frequently misused as a substitute for removal. Painting over active growth hides it for a season and changes nothing about the colony underneath.
Used correctly it is a genuine tool. After a surface has been physically cleaned back to sound material, verified, and dried to baseline, an encapsulant applied to framing in a crawl space or a joist bay adds a barrier in a location that will always be at some risk. The test is sequence. Encapsulation after removal and verification is legitimate. Encapsulation instead of removal is not, and on a Red Bank, SC property we will decline to do it that way.
Contents inside the work area need a decision before removal begins, and leaving it until the enclosure is up wastes a day. Hard non porous items can be cleaned in place or wiped and moved out. Porous contents in a heavily colonized space, including upholstered furniture, mattresses and stored paper goods, are frequently better removed and assessed separately rather than cleaned repeatedly inside a dusty environment. Anything being kept should leave before demolition starts, not after, because moving it through an active work zone contaminates it again on the way out.
